What should this bid include?

Pick the trades in your job and see the line items a complete bid covers — plus the ones that quietly go unmentioned.

The “commonly goes unmentioned” column is the useful half. Anyone can tell you a plumbing bid should include plumbing; the money is in knowing it probably says nothing about who moves the gas line.

  • Rough-in for every fixture in the scope
  • Setting fixtures once finishes are in
  • Water heater replacement if the scope calls for it
  • Inspection coordination for the rough and the final

Commonly goes unmentioned

  • Who supplies the fixtures — the bid may only cover installing yours
  • Gas line moves for a range or a dryer
  • Replacing supply lines back to the main, versus only what is visible
  • Shutoff valves and escutcheons at each fixture

Electrical

A complete bid prices

  • Devices, switches, and cover plates in the scope area
  • Circuits for anything new — island, microwave, bath heat
  • Fixture installation where the scope includes lighting

Commonly goes unmentioned

  • Panel capacity: whether an upgrade is included or assumed unnecessary
  • Bringing existing untouched circuits up to current code once a permit opens
  • Who supplies the light fixtures
  • Smoke and CO detectors, which most inspectors will require throughout
