Questions
Including the awkward ones. If something you need is missing, the answer is probably that we have not decided it yet — say so and it gets written down.
How it works
What you upload, what comes back, and how long it takes.
What can I upload?
PDFs, photos of a paper quote, spreadsheets, or text pasted straight out of an email or a text message. If a contractor gave you the number verbally, paste what they said.
How many bids can I compare at once?
Two to five in a single comparison. Below two there is nothing to compare; above five the table stops being readable on a laptop. You can run as many separate comparisons as you like inside one project — one for the kitchen, one for the roof — up to 25 bids in the project overall.
How long does it take?
Extraction runs about a minute per bid, and the comparison analysis takes another minute once the bids are in. You can leave the page and come back.
What if it reads something wrong?
Every line item is editable — scope, label, and amount. Bad handwriting and 40-page PDFs both produce mistakes, so the table shows you a warning when a bid’s line items don’t add up to the total the contractor stated. Fix the line, and the comparison and totals update.
Do my contractors have to be involved?
No. They never see RehabRocket, never get an invite, and never know you used it. You work from the bids they already sent you.
Accuracy and your data
Where the numbers come from and what happens to your bids.
Where do the price sanity checks come from?
Rough gauge from general knowledge — not local pricing data, and not an estimate for your job. They come from an AI model’s general knowledge of renovation costs, not a licensed regional cost database. Treat them as a nudge to ask a question, never as a number to hold a contractor to.
Is it ever wrong?
Yes. It misreads scanned handwriting, it occasionally files a line item under the wrong trade, and its price ranges are rough. That is why every line is editable and why the tool’s job is to show you what differs between bids rather than to tell you which one to sign.
Do you store my bids?
Yes — your uploads and the extracted line items are stored in your account so you can come back to a comparison later. They are visible only to you.
Is my data used to train AI models?
No. Your bids are sent to Anthropic’s API to be read and are not used to train models. They are not sold, and they are not pooled into a dataset.
Pricing
$99 per project. What that covers.
What counts as a project?
One property address. Up to 25 bids inside it, grouped into as many comparisons as you need — budget and task tracking included, no expiry.
Is this a subscription?
No. It is $99 once, per property. If you never flip another house, you never pay again.
Does it cost more if I add bids later?
No. A fourth bid three weeks in, a second comparison for the roof, a re-run after a contractor revises their number — all included, up to the project's 25-bid limit.
What if it doesn’t work on my bids?
If fewer than two of your bids can be read, we refund the $99 automatically. Otherwise, email support@rehabrocket.com within 14 days and we'll refund you, no questions asked. Once you've marked a winning bid, the project has done its job and isn't refundable.
What if the deal falls through?
The project stays in your account. There is no expiry, so if the same house comes back around — or you want the comparison as a reference for the next one — it is still there.
What it doesn’t do
The edges, stated plainly.
Does it tell me which bid to pick?
No, and it shouldn’t. Cheapest is not a recommendation when one bid excludes permits and another includes the tile you chose. It shows you what differs, flags what’s missing, and writes the questions — the call is yours.
Will it tell me what my renovation should cost?
No. It reads the bids you already have. It is not an estimator, and it does not produce a number you can take to a contractor.
Does this replace getting a professional opinion?
No. It replaces the spreadsheet you were about to build at 11pm. Structural questions, code questions, and anything an inspector should look at still need a person.
Does it work outside the US?
Partly. The extraction reads the document, not the country — a Canadian or UK bid comes through fine, and the side-by-side comparison, gap flags, and questions all work the same. The price sanity ranges assume US costs, so outside the US treat those hints as unreliable and lean on the comparison itself.
Commercial projects or new construction?
It is built for residential renovation, and the scope categories reflect that. A small commercial tenant improvement will mostly work; ground-up construction will not.
After you pick a bid
Budget and tasks for the rest of the job.
What happens when I pick a winner?
The winning bid seeds your project budget — one line per trade, at that bid’s numbers. Every line is editable, and you can add lines the bid never covered.
Can I track what I actually spend?
Yes. Log expenses against a trade as you go and the project shows budget versus actual per trade: green under, amber close, red over. Receipts can be attached to an expense.
Is there project management?
A per-project task list with trade tags, due dates, and statuses. Deliberately lightweight — no Gantt charts, no dependencies. It is there so the punch list lives next to the budget, not so it replaces your scheduling.
Easier to look than to read about.
Three bids, already loaded, no account.
